The Next-Home Plan, explained

Fewer homes are selling than a year ago, and homes took 62 days on average to sell in September 2026. Buyers have more choices and more time, so the first price matters more. Based on information from the Memphis Area Association of REALTORS® for the period September 1, 2026 through September 30, 2026.

How I price your home

I start with homes like yours that sold nearby in the last few months, then the ones for sale now, because those are your competition. I adjust for size, condition and updates, and I show you the sales I used. You get a range, not a guess, and you decide the price.

Fix or skip

I've bought, renovated and resold homes in Memphis myself. Before you spend a dollar, we walk through your house together and sort the repairs buyers will notice and pay for from the ones that cost you time and money and change nothing.

Your timing options for the next home

Sell first and you know your exact budget, but you may need a short rental or a later move-out date. Buy first and you move once, if you qualify for both payments for a while or have cash for the next down payment. Or line both up, with your purchase depending on your sale or the closings set close together. I'll go over each one with you and your lender before you list.

Cash offer or list?

If a company has offered to buy your house for cash, I'll put that offer next to a listed sale on one page, with costs and timing, so you can see what you'd walk away with either way. Get my home's value or call or text 901-245-3889 to start.
